1. Booking and payment

1.1. A booking is only final after written confirmation and full payment of the rental price.
1.2. When making the booking, we require a 40% deposit. The remaining 60% must be paid no later than 6 weeks before arrival.
1.3. The rental price includes the costs for final cleaning and energy consumption. A kind request to use energy sparingly and to always switch off the air conditioners when leaving the room.

2. Cancellation

2.1. The following conditions apply to cancellation by the tenant:

• More than 6 weeks before arrival: 50% of the amount already paid will be refunded.
• Less than 6 weeks before arrival: no refund.

2.2. We recommend taking out cancellation insurance.

3. Arrival and departure

3.1. Arrival: from 4:00 PM
3.2. Departure: no later than 10:00 AM
3.3. Key handover takes place in person. If this is not possible, the key can be picked up or returned using the key safe at the property.
3.4. In case of loss of the key, the replacement costs will be charged.
3.5. We will provide directions to the property.

4. Use of the property

4.1. The property may only be used for recreational stay.
4.2. Rental is only to persons aged 24 or older. Rental to groups of young people or for bachelor parties is not allowed.
4.3. The tenant is responsible for any damage caused by themselves or their guests.
4.4. The property is a non-smoking accommodation; smoking is not allowed inside.
4.5. Open fires are not allowed outside, except on a barbecue that is used according to local regulations, with special attention in dry months (check local regulations).
4.6. Furniture may not be moved or taken outside. The tenant must handle the inventory with care.
4.7. Energy consumption should be used sparingly, for example by turning off air conditioning and heating when leaving rooms.

5. Cleaning and leaving the property

5.1. We kindly ask our guests to leave the property in its original condition upon departure, including:

• Cushions inside
• Fold parasols
• Close all windows and doors
• Empty trash cans and dispose of waste in the designated containers along the road
• Remove bedding and put it together
• Empty dishwasher

5.2. By leaving the property tidy, you help us to offer the next guests an equally pleasant experience.

6. Number of people

6.1. The property may be occupied by a maximum of 12 people and 2 babies up to 1 year.
6.2. Exceeding this number is not allowed.

7. Pets

7.1. Pets are not allowed.

8. Cancellation by the landlord

8.1. The landlord reserves the right to cancel a booking in exceptional cases (e.g. force majeure or serious damage). In that case, the tenant will receive a full refund of the amount paid.

9. Liability

9.1. The tenant is liable for damage to the property, inventory or garden caused by themselves or their guests.
9.2. The landlord is not liable for personal belongings or accidents during the stay.

10. Deposit

10.1. A security deposit of €500 must be paid at the time of booking.
10.2. The security deposit will be refunded within 14 days after departure, minus any damage or additional costs.

11. Privacy and data

11.1. Personal data is processed carefully and used exclusively for the management of the booking.
11.2. The tenant agrees to the use of data for communication regarding the booking, arrival, departure and emergencies.

12. Other provisions

12.1. Spanish law applies to this agreement.
12.2. Any disputes will preferably be resolved in mutual consultation. If this is not possible, the competent court in Spain has jurisdiction.
